Is it my imagination or are home and lot prices going up in Charlotte County? How about Rotunda? Love that area! Hope to move down, but would like to buy a lot. Have a realtor I've been speaking with but I would appreciate your opinion on this! Just found this site recently and am addicted! All of you and the info are GREAT! Thanks soo much!

Yes. Good investment. Things have stabilized a lot, and prices are expected to continue rising.

Lot prices are fluctuating but have been rising in general. Some of my buyers are still getting great prices. If you shop around there are still some deals to be had.

I can tell you as I have purchased two lots for spec homes and a client has bought another AND I have someone else looking, that yes lots in Rotonda re going up.

finding a good one under $20k is harder now

I purchased my PG home in March of last year (REO) and looking on zillow I can that the value of my house has increased by about 33%.

I think there are a couple of things going on here of course I get a boost because my house was a REO but the other thing is that I think that any house that was built post FIRM is getting a boost because of the flood insurance issue.

While the claim to have solved the issue of the pre firm insurance I'm not convinced and I can't imagine that most people would want to purchase a pre Firm house.

I'd be interested to here what the Real Estate Agents on here think?

The "average" prices listed above include both waterfront and non-waterfront lots, which is not an accurate representation of true average.

That is correct, it is an average of all lots sold in Charlotte county.

They didn't specify so I pulled all of Charlotte county. I can pull stats however it's requested. They specifically mentioned Rotonda so I pulled that area separately.
