heres the deal.

if you are in pain you go to a doc
if your teeth hurt ...a dentist

BUT you want to buy a house, nah forget the realtor lets just ask a bunch of joe smoes to do the work for free so you get a cheaper price because no realtor commission

You are coming from out of the area to buy....and don't want to use a real estate agent.

We are to close on a home EOM and I am a real estate broker..in Texas. We researched the area for months before pulling the trigger, but there were still a lot of things we needed to know. 50/50 rule, flood insurance, utility impact, zoning impact, unique laws affecting closings, etc.

The agent is paid by the seller, not the buyer. Get an agent. SoFlGal is on this forum and works the area. If she doesn't work the area you are interested in, she can recommend someone to work with.

You are going to plunk down a large chunk of money. You wouldn't spend a couple of thousand on car repairs without an expert or two looking at it, so why would you want to buy a home without working with someone who knows the market? If you had lived there for a decade, knew the ins and outs of the real estate market, go for it. Coming in from out of state, bad idea.
