I'm selling a lot in Pirate Harbor and an interested person wants to know if you have to put a seawall or a riprap wall in order to build a house. Right now it is just mangroves. Does anyone know?

You should probably contact the county building dept for a definite answer, but I don't believe either is required to build on. In fact, if the lot is lined with mangroves, SELL it to the buyer! Let them deal with the bureaucratic headache of removing and/or trimming those!

I am 95% sure neither is required as far as local gov rules for building a home. However,not sure if the HOA/subdivision has specific rules.

Anyone have a company they recommend for rip rap in Port Charlotte fl.
Not putting in a seawall way to pricey priced from $22k all the way too $34k that is just insane!

If you search the forum, this question has been answered numerous times. Many local marine contractors have been discussed previously.

Ron Parr (probably your least expensive-the docks with the white pilings are done by Parr), Honc Marine and Charlotte County Seawall, Marine Contracting Group (probably your most expensive).

When I replaced my lift Charlotte County Sea Wall painted my pillings white said that was code now

Huh?? I just had my new dock inspected this past week and it passed with non-painted pilings.

Well to be more accurate he said that's what they are doing now I apparently misunderstood what he meant. I guess it's what Charlotte Co. Seawalls is doing now. They paint the outer pilings with I think is a reflective white paint for improved visibility

By law, the outer pilings must be reflective. What does that mean? Some use white paint, others use a $1.99 reflector nailed to the piling. The inspector will usually not fail it just for not having either, but will simply tell the contractor or homeowner to make sure it gets done. My guess is many never end up with either...
