Does anybody live in Collingswood Point or have any experience with the area? We are looking to buy a house there and we're wondering how the deed restrictions were and such. I am typically NOT the type to be told what to do with my property, but am also starting to appreciate the fact that it will keep the rest of the neighborhood from going to crap. I guess my concern stems from the fact that one of the neighbors is already asking the realtor and current owner to find out when we plan to fix the lawn (there are a couple small dead spots at the moment). It's not even our house yet lol.. I am OK with following rules for the benefit of the community and my property, but don't do well with people's noses in my business either.

Any input? Thanks.

I don't personally live there but do live a few blocks away. That being said, Collingswood Point is a very small area. I believe it consist only of the houses along the west side of Collingswood Blvd., so you have meticulous lawns on one side of the street and who-knows-what on the other. So while the deed restrictions will keep your side of the street from going to crap, they have no affect on what is across the street from you.

Yeah, I realize that and that was a big consideration with deciding what we were willing to offer on the house. Having $300k plus houses on one side and 70k on the other made determining it's value a bit difficult. We do want waterfront though and we realize that a lot of the waterfront neighborhoods have quite the split in value from one side of the street to the other like that. Thanks.

Collingswood Pointe is south of Edgewater and West of Collingswood Blvd. It is more than just the homes you see on Collingswood Blvd. Ask your Realtor to get you a copy of the deed restrictions and rules and regulations for the community and read them carefully. There are some million dollar homes in that community and you will find homes under $100k in the same geographic neighborhood as well as older and newer homes. Determine what would be the benefits to you of living in that community and if you don't like people being nosy and telling you what to do, then you probably do not want to be in a deed restricted community.

I think Collingswood Pointe is south of Ohara and West of Collingswood Blvd, very nice houses but I don't see the "point".

The deed restriction and the 50 minute boat ride to the harbor would be a deal breaker for me.

Tam, I have read the deed restrictions and as I had suspected, they are not quite as specific as some people would imply. Seen this many times in places like this, people like to "interpret" things to fit their ideals when it isn't actually a written requirement.


HarborRat - we like the area a lot compared to other parts of Port Charlotte. As for the boat ride, it doesn't really bother me. We currently live right around the corner on Petoskey circle, so I'm used to it. Plus there is the "lake" back there where my son likes me to take him for rides on the jetski and use the rc boats .

I have a friend who lives in there and she's lived in there for quite some time. I've visited her on several occasions. I could call or email her and see what she says about the restrictions.

The actual deed restrictions are only half the battle. PITA neighbors are PITA neighbors whatever the restrictions say. We've always poked around neighborhoods and spoken to neighbors before buying to try to avoid what you've just found out.
