I'm putting an offer on a Rotonda house and the roof is around 16 years old. It looks good but I'm sure it's going to need replaced in the next couple of years or so.

Anyone know what it will cost approximately for a 2390 sq ft?

Thanks.

depending what you choose to do (ie just strip shingle and felt/ renew plywood) and replace with (felt or peel n stick/shingle /tile) you will be starting at over $10k

Thanks for the quick response. I will be adjusting my offer to allow for this or at least part of it.

In Rotonda, if it was built around 2000, it may be nailed to current code which will save you $ on a reroof. Also, if it has architectural shingles, you should be able to get around 20-25 years out of it.

Do they still use strip shingles in Florida?

You can always get a roofer to give you a quote prior to submitting an offer. Then you have the quote to verify your reduction in price based on the roof replacement. You also know you have a more accurate cost rather than just guessing.

I've used Galloway and Suncastle roofing and haven't had any complaints on either. I called Suncastle a few days ago and they came out and looked at a roof for me in a few hours and wrote an estimate for repair.
