Looking at waterfront pool homes in the Gulf Cove, SGC, and the Manchester Waterway (not sure of neighborhood name) area of PC. My concerns and looking for insight on no wake boat times to PC and normal fishing spots in area. Is fishing in these canals/dock good? Not wanting to spend half my day idling through residential canals etc. Love boating in general. Plus any thoughts on the neighborhoods and or caveats or issues. Like to stay under 400k. Thanks.

I'm only familiar with the Manchester in PC.
If you want something on the Manchester itself and not one of the finger canals off of it, then you may be hard pressed to find something within your price range. Otherwise, you can still find some older homes on some of the finger canals, that are still in sailboat water, for less than $400,000.
As far as travel times go, from around Collingswood and east you have about a 20-25 min ride to open water. Go west of Collingswood and you can easily add another 10 minutes, maybe more.

You can find some pool homes in SGC under 400k on the canals. They will need a little TLC as they are usually older homes... but I have seen a few out there recently that are really nice, updated and have docks ready to go.

In SGC, it depends on where you buy in relation to the outlet to the river. It can be an easy 20 minutes or just a few minutes. Now, a quick exit to the harbor can be found in the homes between Edgewater (PC) and the harbor, and you should be able to find something in your price range.
