I'm on Nextdoor there. I'm thinking you have to have a D.C. address first,but I'm not 100% certain. I've only lived in DC for five months. It's like every other place as it has its good and bad. One thing I wasn't prepared for was how some homes aren't maintained very well. Good luck on the search.

Thanks for the input. You mean the owners are not keeping up their properties? Or maybe rental properties? Have you been anywhere in the area that you really liked better? I'm searching for that special place. It is between North Port and Deep Creek right now but we are always open to suggestions.

I'm not sure how many are rental situations,but they stick out pretty easily from the well manicured homes. I was just really surprised,why,I don't know. I guess moving long distance to retire here I thought everyone would be more particular. I guess you have that everywhere though.

We did not have much time to look so we had our realtor schedule twenty homes for us to look at in two days. We covered North Port, Rotunda,and a couple of places I don't remember. Out of all of those we chose a home in DC because they have an HOA and city utilities. NP has a lot of wells,which we had for many years and had had enough of that.

In fairness, the HOA here seems to go after minor infractions a little too earnestly while some blatant things don't seem to,draw their attention.

Would I move here if I had it to do all over? Yes,I believe I would. So far the good outweighs the bad.

We have looked at 5 houses so far there. Trying to find a 2004 or later pool home with a little space between the neighbors. I guess we are in no big hurry, renting month to month soon. But I do miss having our own place. We have always been the type to keep our place nice. I guess others have different priorities. Where we came from they had mild HOA enforcement. Usually only if someone complained. But personally I want HOA's in case my neighbor gets stupid. Thanks for your time replying. I feel good about Deep Creek just need to find the right home at the right price. Talk to you later.

There are two different sections of Deep Creek, Sec 20 and Sec 23. Each one has their own homeowners association and property management company. One way to learn more about Deep Creek is to read the mintues from their monthly meetings. Here are the web links to the two different property owners association.

We bought in Deep Creek in 2010, but had renters until last year when we moved here permanently. We bought when the real estate market crashed and home prices plummeted (so we got a great deal). I've got to believe that we weren't the only ones who did that, although I don't know for sure. Bad renters will definitely impact a property! I've noticed in the last few months that some of the poorly maintained properties are now getting a make-over. I'm guessing people have bought the homes are flipping them.

I know that our second renters were very hard on our house and grounds, even though we had pool and yard services. I won't go into details, but the parents apparently let their kids do whatever they wanted (including using the walls in one bedroom as their personal dart board...hundreds of tiny holes that had to be spackled). We ended up gutting the kitchen and baths, reflooring every room, replacing window coverings (because their dog...which weighed more than our contract allowed) chewed most of them...the list goes on and on.

I know that Section 23 is older than Section 20, but that doesn't seem to make a difference in the ages of homes. I'm in Section 20 but some homes are 20 years old while others are new (like our next-door neighbors' how which was built last year).

Also, if you want a larger piece of property you'll need to buy more than one lot. We were lucky. The house we bought came with a second lot so our property is a half-acre. It might be easier to buy a couple of lots and build a new house. I guess it depends on how much you wish to spend and when you want to move in.

Whatever you do, good luck! Deep Creek is a great place to live. We love it!

Thanks for the info. I'm sure we are going to settle into Deep Creek. We really like the area. Just need to have some houses pop up on the market. Not many in our price range at the moment. Maybe things will change soon. Thanks again for the input

My husband and I have a rental house in Section 20 and it seems like the HOA is quite diligent in reporting any violations to us as well as to the person living in the rental. With a previous renter, we got a couple of HOA "nasty grams" for small infractions like not pulling the trash can off the street or for having a tiny kiddie pool in the back yard. We appreciated getting a copy of these notices so that we could follow up with our property manager. We visit annually and it seems like the homes and yards in the area always look good. We are looking forward to retiring and actually living in the house some day!
