I was wondering if anyone had the minimum square footage on a single family home? The lot is not an HOA area so there are no private restrictions. I am having a very difficult time finding the code section or someone that can point me to it. I have received two different answers but none have referenced the code. I called the building department but they didn't give me an answer either...just the code section on the various room sizes. With the new codes does anyone have an idea?

There are homes as small as 500 SF. Just has to meet the codes as to bedroom sizes, etc, Now secondary lenders such as Fannie Mae, and FHA insured loans have minimum sizes for homes per their lending guidelines.

If you want to build a 'tiny' home, you would have to have an architect design and sign off the drawings, and the architect would handle the minimum sizes.

Call the zoning dept. I found them very friendly and connected me to someone that could answer all my questions.

Yes, different areas do have minimum size square foot homes that you can build on the lot. You have to call the Zoning department. Give them the address of the property and they will tell you the min. sq ft.
