Thanks for the feedback on Casa, very reassuring. I've been very impressed with them so far, professional and responsive, unlike another one I was dealing with.

I do know they did the insulation inspection the other day, so maybe drywall soon?

$150 is a lot more realistic for a home. Prices have risen dramatically during 2017. Timber went up 20% due to the NAFTA (dis) agreement...windows about 7%, and next week is Jan 1 when of course, concrete rises (that's a given) ....


there are so many factors to take into account.....do you need excessive lot clearance, a stem wall, a mini sewer etc etc


yes you can get a home for $125 but remember the old adage




you get what you pay for


Best isn't cheapest and cheapest isn't best.

Hi Bill, welcome!

Well, you made me do the math, cause I honestly didn't know! But that's ok, now I wish I didn't know, ouch!

So, our initial per sq. ft. cost was about $163 but that's before any upgrades or cost overruns, like the pool.

After upgrades, we're at about $181/sq. ft..

Things like appliances, cabinet upgrades, spa for pool, better granite for counter-tops, insulated garage doors added up quickly I'm afraid. But, we'd rather do it right initially.

These were/are 2016/2017 prices and as mentioned, all material prices are going up, for a variety of reasons. So I would guess you're looking at $175/sq. ft. next year, still way less expensive than the east coast, or say Naples, for a home on the water.

You could certainly spend less, but in the end, $100k more on a mortgage doesn't really expand your monthly payments dramatically.

Good luck! Lots of great lots in SGC, neighbors are great too. The area is really starting to grow, multiple homes on my street being built currently.
