You can say that about the listings with just about any community anywhere in the U.S. right now. For the last 24 months we've been in a sellers market. It looks like it's starting to slow down some but it's still a sellers market.

I'm not sure why people think SGC is isolated, I just did my framing walk-through with my builder this past Monday. I timed from where my driveway(on Chinook) will be to the intersection of 776 & 41(tamiami trl) and it took me 14 minutes. To the Boca Grande Toll bridge was 9 minutes. Publix was 7 minutes, Home Depot was 8 minutes. I would hardly call any of that isolated.

Even by boat to get to the Gulf it's not to much different than PG or somewhere around there. Once you're out of the lock it's maybe 5ish miles more north. From where I'm at on Chinook it's about 3 miles to the lock with only a small portion of that minimum wake, plus the time to get through the lock. Yes it's longer but it's not hours longer or anything that is unmanageable. Unless of course you live in the very bottom of SGC then it can take a while. Or maybe it's just my idea of being close to stuff is completely different than others.

We looked in SGC 3 or 4 times. I liked the prices as the waterfront houses are cheaper but didn't like the open expanse of the location and especially the lock scenario. We picked PG instead. Everyone finds their little slice of sunshine.

We thought about the lock too. It's one of those both ways have their positives and negatives type things.

IMO the lock is the best thing about SGC. No tides, brackish vs salt water, and the best part is that SGC water levels stay consistent during big storms. When Irma emptied Charlotte Harbor and people in PGI and Pirate Harbor had damaged boats and collapsing seawalls, SGC had zero issues. Surge will bring the level up but it overflows the lock and floods out into the harbor (there and through the mangroves and flats to the east of the SGC lagoon). When the harbor empties, the SGC maintains water levels.

That said, there's more to waterfront living that tides and hurricanes and if I were to do it again I'd look long and hard for something else before buying in SGC.

I agree that the lock is one of the benefits but some people might not want to deal with going in/out of it. What makes you not like SGC to where you'd look somewhere else?
