I'm looking at a lot on Callway Street (backed by the national forest). Anything to know? I plan to build on it in a year or two.
I'm from out of state so any "insider" information would be helpful.

Also, it may sound like a silly question but are the gators in the area?

I built a home on one of the close by streets.


Its actually classified as Gulf Cove


Its not a flood zone BUT it does hold water around there a lot (can cause some issues building)


the home we did was city water and septic , though it can vary.


there will be a lot of animals around the preserve, but gators need water fairly nearby

You need to check the scrub jay web site to see if it is in a scrub jay area. If so, there is an additional fee to build on that lot. You will also want to have a physical search of the lot done to determine if there are any gopher tortoises on the lot. It costs extra to have them relocated. In addition, you may want to see how much fill is needed for the lot. That can sometimes cost a lot extra.

Thanks after doing more research I found out it is on Wetlands and the Flood Zone is AE. SO I passed. Ended up going with a lot on Sheehan Blvd.
I liked the Callway lot because it was backed by the forest there but being that lot is on a Wetlands and is flood zone AE I passed. The Sheehan Blvd lot is more inland but is also more developed not in a wetland and not in a Flood Zone or Floodway.

No scrub jays on the lot I am getting. The tortoises I cannot say.

Anything else I should look at.

No leins or back taxes
No scrub jays
no wetlands
no flood zone or floodways

Area seems developed pretty nicely
