My father bought property in Port Charlotte when he got out of the service (WWII). I inherited it and listed it with a realtor about 10 years ago. She couldn't sell it because the whole area was just streets threading through woods. She said you'd have to run electric and sewer through it so building would be super expensive.

I haven't really thought about it since then. The area is between Flamingo Blvd and Como St. Well, I looked it up recently on Google maps and low and behold there is one house on the street now and several houses on nearby streets. I don't see any solar panels on the roof. Maybe it has a standalone septic system?

I live in FL now, renting in Ormond Beach. I am going to take a trip out to PC to check out the area and see if it is feasible to put a house on the lot - not stick built, a small prefab. Where do you get info on what utilities are available to a street - city records, builder?

You should be able to contact the county. They can tell you if septic/sewer, county water or well. FPL should be able to pull power there. As far as communications, that would require contacting Comcast and whatever the phone company is calling themselves these days.

Thanks. Turns out Charlotte County does this via handy form:

https://www.charlottecountyfl.gov/de...ilability.stml

Turnaround was quick because there IS no municipal sewer or water. So it would be well and septic. FPL handles inquiries from their Construction dept. I know there has to be an electric grid connection due to the other house on the street. Question is - how far away.

Posting for some reader's future reference. FPL is Port Charlotte's electric. You have to call main customer service and go through the phone tree until you get a person. There was no option to do anything online except for contractors to start a full project. They ask for your property zip and give you the direct line to the construction / installation dept for that zip.

Found out today that electric is possible for 6-7K

Plus well
Plus septic
Plus clearing lot
