Hi friends,
Need your help to understand the surroundings of my property/selling points.



Have a waterfront vacant lot (Port Charlotte, FL 33952) that I am trying to sell without much luck.

Bought it in a very highly inflated market (2005). Not sure if the market is up to that point or not at this time.



Since I'm out of state, not much familiar with the area.
The property is around Conway Blvd and Depew Ave. I see the boat watchman behind the property with connecting to two other waterways. I know one of them is Pompano Waterway connects to Charlotte Harbor. Am I right?



Can someone from local neighborhood confirm the names of the waterway/canals and the interconnections to main water stream for boating. Assume their is no bridge.



Can you point out the highlights/selling points of this waterfront property?


Any other guidance on selling will be appreciated.

If your property is north of Tamiami tr or along Depew ave it would not have water access to charlotte harbor or the gulf of mexico for boating. I do see people with kayaks and small boats back there fishing though. I travel through here quite often so I kinda know the area.

Why not call a local realtor that sells that neighborhood?

Look up the address on zillow, then click on sold homes, then click on a few to see what their description says. Do they say Boaters: "GULF ACCESS" or do they say great for kayaking? When you click on the aerial view, how big are the boats in the neighbors houses? See any 50+ foot boats or are they all 20 ft or less?

I would almost agree with E3902. Little to know access for boaters as it appears there's less than 3 ft of clearance under Tamiami Trail. Someone crazy in a flats boat or kayaks could probably make it through. Other than that it's good proximity to Fisherman's Village and PG, and PC Beach Park. I'd say a 45 +/- minute ride to the Gulf from a nearby boat ramp.
