I don't think there is a town in Florida that will escape criticism of some sort. There are older, run down sections of Port Charlotte and there are nice sections. There are equally run down parts of North Port, Punta Gorda, Cape Coral, Fort Myers, Sarasota… the list never ends.

The trick is to find the section that is best for you. I have helped friends and customers find condos in Port Charlotte and they are very happy. My mom and dad have a nice, safe condo there. I would not want them living there if it were anything less.

One complex where friends and customers are very happy is Heritage Oaks. It is a gated community with very nice oak tree filled, shady grounds, very nice facilities and close to shopping and restaurants. Prices are quite reasonable. It was developed by the same company that developed Heritage Lake in Deep Creek but in my opinion, the grounds are much nicer at Heritage Oaks.

For a bit more money you can find a condo in Punta Gorda Isles. Very nice and well worth the look. SoFLGal is correct that there are fewer choices in North Port but I have helped people buy in Sabal Trace and Lakeside Plantation and they have nice homes.

It is just very important to look for yourself. Drive the area and see if you like it. Take your time. Go back a few times. Have lunch and dinner at restaurants in the area. You will only know if you see the areas for yourself.

It may be true that North Port has less condo options, but don't think that's true that NP has fewer home options. I think there are plenty of homes for sale in NP, and NP is in Sarasota County, which is a better location for schools.

Agree not many condos in North Port. Lakeside Plantation is another that has condos -- in fact, I looked at one that is currently on MLS list for $68,000 (3/2/1).

I did not mean to suggest that there were no nice homes in North Port. There are many. I thought the question was specifically about condos. I only meant that in shear numbers, Port Charlotte has more condo units than North Port. However, in the future that may change because there is a great deal of interest in North Port and it seems that when development resumes, that area may see more projects.

??? I agree there may be older sections of these areas, but that seems pretty harsh. I haven't seen any "run down" areas in these areas. - I guess it is a matter of perspective. What areas are you saying are "run down" in North Port, Punta Gorda, or Sarasota? Or, for that matter the other areas?

I think they are all pretty good.
