So, I just bought a new townhouse, and I just noticed that water is seeping up through the concrete slab underneath one section of the wall. This is in the garage, at the lowest part of the house. It looks like there is no water barrier between the wall's base plate and the concrete, which is allowing water to seep up through the holes created by the nails for the base plate.

Can anyone recommend a good foundation repair/waterproofing company in or around the Apex area? I've found a few, but cannot find a review or recommendation.

Thanks for any help you can provide!

Is it brand new or just new to you? If you email me some pictures to a1houseinspectors@gmail.com I will take a look and try to give you advice. I own Crawlspace Tech, Inc (moisture mitigation) and while this is not something we would typically repair, I may be able to point you in the right direction or give you some pointers on how to mitigate it.

If it's a brand new townhome most (if not all) builders have a one year comprehensive warranty that would cover an issue like this.

It is brand new, but the original builder was foreclosed on, so there's no builder's warranty. I do have a home warranty that was included with the sale price, but this only covers hvac, plumbing, etc).

You may want to double check that. Most builders that offer a warranty must use a 3rd party home warranty company (unless it's a big time national builder) and I would have to imagine that water seeping from the slab would constitute a "strctural issue". If there is a number for the warranty company I would give them a call. Whats the worse they can tell you..."No it's not covered under warranty"? If thats the case you're in no worse position than you are right now.
