Can anyone recommend any good honest real estate attorneys who work quickly, throughly and efficiently in the Raleigh, Durham, Chapel Hill area that have reasonable rates and perhaps have their own small firm in a modest office so their clients can pay just for their services without having to pay a bunch more for overhead costs?
you may be pleasantly surprised to note that the typical rate for closing a loan transaction (performing title searches, drafting deed documents, recording documents, sending payoffs to banks, etc.) typically runs around $450-500 no matter whether it's a solo practitioner or a larger firm. that being said, donna cohen is a great real estate attorney who is responsive to your questions & is quite thorough. 783-9900.

Why would a real estate attorney do a real estate closing for free? How would they pay for their office, receptionist, printer paper, etc.? What would be the point of being in business?
In the scheme of things...when buying a home for even $100,000, paying a real estate attorney, around $500, to do their job, seems a good deal to me!
I was thinking in terms of hourly rates. Although I will check out the suggestions above. I know that the typical fee is around $600 or so that a buyer pays to use the bank's lawyer to handle the closing which is what I paid the last time I bought a house and DID take out a mortgage . However, I will be not using a bank (will be paying cash) this time. Thanks.

In this area, the buyer chooses her own attorney. The bank does not have an attorney. A "typical" closing is about $500. A cash closing is less, maybe $350 to $400.
One of the most time consuming task that the attorney performs is the title search. The amount of time involved can vary. Bottom line is that the atyorney's time is just not the time spent at the closing table but time spent making sure that the title is free and clear, ordering title insurance and surveys, and making sure loan docs are in order, plus recording the deed and distribution of funds. A good attorney will also take time to answer questions. Most attorneys charge similar amounts. A good attorney earns every penny. One of my favorite attorneys is Zeke Bridges with Western Wake Law Group. He has always been extremely professional and Has gone out ignite way for my clients many times.
"Closing" attorney fee cost appear low, but the attorney is able to earn a substantial portion of the money charged for title insurance.
