Define what you mean by 'good'. Do you mean one which will diligently enforce every covenant without disregard to circumstances? or one which is invisible and collects the HOA dues and does the accounting, paying the bills, and no fuss? Reading previous threads on HOA's on this forum seems to have all the extremes but no mention of any in the middle ground.

There is a local organization in Chapel Hill called CAS Inc which several people have mentioned as being pretty good for HOA Management in the Triangle.

CAS-Community Association Services, Inc

Our neighborhood used them for 2-3 years and did not have a positive experience (from the Board's perspective). Admittedly, we were a new neighborhood at the time, still separating from the developer, and so we were probably a difficult client from their perspective. The biggest criticism I would make of them was their bookkeeping system. We had an awful time transferring their records to our new management company - it was practically a forensic accounting project.

My neighborhood uses a small company, Lumina Community Management, and I have been very happy with them. Keep in mind that I have neighbors who like to complain about everything, violation or not, so I am lucky enough to be on the receiving end of their complaints 99 percent of the time. So, I have spent time talking with, emailing, the management company, and I have always felt like they understand *my* situation, they listen and advise and have been quite helpful.

They have a lot of experience, and it shows.

Leigh

I have been on my HOA Board for five years as Treasurer and now President. Been through a couple management companies. The one we have now is smaller so they can give us more on -on-one attention. They are very responsive and also extremely helpful on the advice front when asked. They are RS FincherCommunity Management Company - Property Homeowners Maintenace Apex Cary Raleigh NC

Ours is Pindell/Wilson. They are lazy and very very difficult to work with. I would not recommend them to anyone ever!

Ours just moved from CAS also back to the company that used to manage us. I don't know why the moved. Now we use Elite Management Professionals
