I have found thru experience in home buying that the best Home Inspectors are the one's that used to be builders themselves. They start from the grading of the landscape and go all the way. I am always impressed with their knowledge,

But no inspector is perfect, And inspections are never to be passed over.

Funny you say that...we said the same thing. We disclosed more than we needed in CA, and the inspector didn't even note it.

We had a "reputable" inspector....but our oven wouldn't heat up to the right temp, our cap on our chimny leaked, the upstairs air didn't get cold enough and eventually died (and was thankfully fixed thru the home warranty), every light switch on the place is backwards...I mean every single one! We called the inspector about the oven first thing, and he said it was fine when he checked it. We should have went back on him when the AC died, but since it was fixed for $55, we just had better things to do. Its a nice house...but NO maintenance had been done! And it would be impossible for the sellers not to know..in fact, they didn't disclose a thing. The laws here must be different than in CA....

This might have been covered, but it's always wise to do some homework on residential developers, contractors etc. with the Better Business Bureau and on the Internet. If you see several complaints about a particular entity, there may be something wrong, but always take what you read with a grain of salt - one gripe may be a fluke, but multiple complaints may be more evidence.

A subdivision, in the modern sense, is residential by definition but it is still a commercial business enterprise in every way for the developer as well as any contractors involved in construction. Some of these people are crooks, and crooks are everywhere.

The laws and codes here are lax.

Only good thing is the restaurant inspection process - very thorough.

Fire code is a cruel joke.
