I like to know about property value drop in this community. I found home at 307 on this street sold recently for $485K but it was sold initially for $570K (back in 01/2007). So, really worried about possibility of value drop.
Do you have any suggestions on other communities that similar to Cameron Pond in west Cary? (in-terms of quality construction, lot size > .20 and price around $450-500k)
Any opinion on Terramor Homes construction quality? I see all remaining sites on this street are own by Amward.
BTW, I didn't hear noise from 540 on Brodie Lloyd during morning hours(9-12) I may need to check again during evening.

I'd buy Amward before Terramor, but they aren't selling there in your range.
Have you looked at Horton's Creek? Not custom. But, rather nice. Not totally sure about lot sizes.
Btw? Right now, even at rush hour, I've rarely caught more than a handful of cars at a time passing CP on 540. It really does depend on how much traffic picks up next year after the next phase opens.

"In this community?" Many areas of the country took much, much harder real estate valuation hits from 2008-2010 than 20%, this is actually a conservative correction as the Triangle was not subject to nearly the amount of flipping and outright fraud as other markets. I have a friend in Palm Beach who (unfortunately) purchased a home for $460k in 2007 and the comps in his neighborhood today are $250k.
Values have stabilized over the past 1-2 years and appear to be either at or very near the floor. You should be ok.

I wouldn't really make your decision on the noise levels now as 540 isn't really used by many cars...yet. If can hear any cars now, you need to think about how it's going to sound as traffic builds there over the coming years.

CP also has homes that were bought in the 600-900k range in 2007 competing with new construction (spec homes from around 450-650k, and the option to do a pre-sale build).
It's hard to sell a house you bought for 750k in 2007 pre-housing bubble burst for more than someone could spend on new construction from the same builder on a lot that is likely further from 540 and not take a hit.

Their homes in Highcroft seem to go for more than the ones in CP. Or so I've observed.
We aren't near 540 and our pool doesn't have those lovely power lines right next to it, so I think thats part of it.
