Could a realtor out there help me out finding the sale price of a couple of properties that sold in the last month in my neigborhood?

Not a realtor and not sure where you are located, but in Wake Co you can look it up in the tax database. If the sales aren't final, not even a realtor can tell you. If final, but not in tax database yet, as soon as MLS is updated, a realtor could tell you.

if you review your tax account card online at your county's website, you should be able to access recently sales in the area to compare.

my county seems behind--it hasn't even registered the sale of a house sold last may in its online accounts.

I don't know where you are, but I've noticed in my Wake neighborhood, that short sales and foreclosures (even if it was sold on MLS after being bought by an investor at auction) don't show up in the "sales" tab when I start my search on my address and click on sales. But if I look up the specific address, it shows the sale.

I've noticed the same thing. I've taken to just plugging in addresses if I want info.

The tax records do not tell you if the seller paid any of the buyer's closing costs.

Good point! Is that listed in the MLS? I never thought to ask my realtor about that.

Yes. It is listed in MLS. Lately, I've seen lots of sellers paying buyer's closing costs in amount of $4,000 and $5,000. That makes a difference when you are looking at comps. And it is something sellers need to take into account, as well.
