I will be making my fourth trip down next weekend, and will be driving around with my realtor to look at a few neighborhoods and homes (TH and SFH). I've noticed these neighborhoods in the MLS searches and they seem to have homes that fit my needs.
Can you please give me any thoughts on these?
Delta Ridge (TH)
Long Lake (TH)
Northridge (TH)
Pinecrest Townes (TH)
Park at Westgate (TH/Duplex)
Woods of Northridge (SFH)
I'm interested in safety, upkeep of the neighborhood, original builder (if known), resale compared to other neighborhoods (?), convenience to shopping/dining, or anything else you think might be useful.
Sorry! I should add - if there is a neighborhood you think I missed and should tell my realtor to add to the list please let me know.
I'm looking for TH probably, but will consider SFH. (I had a SFH home in GA and just didn't like all the yard work. Right now, I'm thinking I don't want it.) North and Northwest Raleigh mostly (Brier Creek, areas around Glenwood). But, location is not the main factor as I will be teleworking...as long as it is reasonably close to shopping/restaurants/etc. Under $200K.
the only one im familiar with is northridge- and what i know was back from when i was in high school and had a bunch of friends who lived there. it was nice then, and i imagine still nice.
I lived in Delta Ridge. My parents own 1 investment property there and live in a house there. It's a good neighborhood for the most part. The apartment complex's nearby have been declining a bit, and I've seen cops there many times.
The houses there sell fast for the most part. It's a convenient part of town. The pool area is usually pretty clean and the people there are always nice.
Beware on the specific townhome in Delta Ridge, I was told by my neighbor that one stretch of them was on a bad foundation.

I haven't heard of issues with townhouses in Delta Ridge but I'd love to know which ones. I show lots of townhouses in there but have only sold single family homes. Seems like lots of people don't like the townhouses down in the "valley".
I live in Delta Ridge and it's really nice. The location is great and the neighborhood is quiet and friendly.
My house (SF) is now 10 years old and we have had no issues with heating/cooling, plumbing, water heater, insulation, etc. so I think they were built well initially. The common areas are well-maintained and the pool is kept up nicely.

I've had clients buy in Delta Ridge, Long Lake, Pinecrest Townes, the Park at Westgate and since I'm most familiar with those, I saw nothing wrong with any of them!
If you are looking at the 3 level townhomes in Delta Ridge, Long Lake and Pinecrest Townes, you are looking at the same townhomes, all built by Pulte. Make sure you look at the HOA fees and what they cover. In some of the newer Pulte n'hoods, the HOA is NOT covering exterior maintenance of the townhomes, which is different than other builders. And for those that don't like Pulte...I do!
The Northridge townhomes are older and the HOA dues were high, if I'm remembering the right ones.
The single family homes in The Woods of Northridge look cute BUT I think the last time I was in there, it didn't seem as if people were keeping up their yards. I don't know if they were rentals or just lazy people! If I had a client who was going to buy in there, I'd look at the comps, of course but I'd want to know if the prices had ever gone up. I could be wrong, but I remember checking once and being surprised that they weren't going up when other n'hoods were. Worth checking out.
Vicki hit on the main points but I'll just add that Delta Ridge THs does indeed seem to be on lower elevations. Long Lake and Pinecrest Townes are both pultes. If I had to choose, I would choose Long Lake since you are part of a larger subdivision and get use of the tennis courts and pool. Pinecrest has neither I believe. I would also consider looking at the newer nicer THs at Glenwood North basically across the street.

So you're paying the HOA dues but still have to cut your lawn? Or, by maintenance you mean the upkeep of the sliding, etc.?
