According to their price sheets the house would be $250k (15 k in options).
I am thinking of offering $240k at first...is this too low to offer a builder?
They have sold 2-3 so far in their 1st phase...this is in Fuquay. If that matters at all.

I think it depends on the builder on how well they are or aren't selling. Is it a spec house that's already built or will you have to build? I've seen some builders that will lower their price on prebuilt homes but I haven't seen many that will do a build for much less. The only time I've seen builders lower the price on a build is by way of some sale incentives like 10K in free upgrades if you use their preferred lender, etc. It's worth a shot though! My cousin just bought a brand new home in FV for 22K less than the asking price. This builder has lots of inventory apparently and they only sell finished homes though. Good Luck!!!
If you have a buyer agent, your agent should negotiate the price for you. If you don't have an agent, you should be able to lower the price by 2.5%, and explaing to them that you are not going to bring a buyer agent.

Which neighborhood? At that price and Phase I would think either Summerdale or Village of Charleston. You may have a good chance depending on their current sales pace.....if sales are slow then maybe. Most likely though you would only be able to bargain on an inventory home as opposed to brand new....also depends on when their fiscal year ends as they may want to slip in that last sale.
It will depend on the builder (or company). I always say it cannot hurt to ask, and sometimes it is better to be in the beginning of a neighborhood because they want people in...........
I recently had a client signing for a new construction house to be built by drees and they were offering a 10k incentive. We took that, but also asked for 7k and the agent said that will not happen, we asked anyhow and ended up getting it.
It never hurts to ask. We tried to bargin with a house we made an offer on. (Was 239K, we asked 220K). We wanted him to come to about 230K but instead he came back with 238K and no closing costs. We said forget it. The house was the only one in the neighborhood w/ the community water hut behind it and two septic tanks in the side yard that stick way out of the ground....

well they will probably jump on it right now... The sales person at the site may tell you no but they are required to present all offers to the builder or am i mistaken Vicki?
The onsite person is going to try to get the best price for the builder, since thats who he works for.
The ONLY WAY you'll have an understanding of WHAT they'll take is to have your buyer's agent look back to see what the houses have been selling for RECENTLY and what the LOWEST price has been.

Yes, plf86, they are REQUIRED to present all offers to the builder but sometimes they play head games with buyers because the onsite person NEGOTIATES all the time and they have the upper hand unless you bring in your buyer's agent.
