If you hire a professional realtor by definition they should be able to measure your house properly without any outside help. If they can't figure square footage I would not hire them. Because they do not know the basics of their profession.
I also hire a licensed appraiser to measure the home and to give me a "floorplan" of the home for potential buyers.
We are looking for a new realtor to list our house in Wake Forest. We have it listed with a realtor who has done nothing for us and we need someone motivated to sell our house. Perferably someone who is collecting less than 6%...is that possible? Any recommendations?
I think you have it backwards...if you want a realtor who is motivated, you'd offer them MORE than standard, not less.
My listing agent suggested this, he called it the Vick strategy (named, i presume, by the realtor who wrote a book on the subject) Offer a higher commission to the buyers realtor. Apparently it really works.
BTW, I opted not to do this, as my house is priced low already. I'd rather have a motivated buyer than a motivated realtor.
My listing agent measured my house with his big feet, and then his assistant ended up pulling in some numbers from an old listing that didn't even match my house. I ended up measuring it myself. Can you tell we are not playing in the big leagues here? This guy is the top seller in our county year after year, so I'm assuming he has other skills.
A few days ago, I showed a townhome that was listed by a flat fee agency. My buyer is very interested in this home. I emailed this "feedback" to the listing agent, along with some questions we had about the home. No response.
Yesterday, I emailed listing agent, called listing agent, left message for listing agent and NO RESPONSE.

That's really poor...I was constantly checking my feedback and would have responded immediately.

My realtor did the same for me when I sold my house in Apex - the floorplan he/she did was really cool. I would have liked to have the same thing for my current house, but no such luck.

If you bought in one of the larger n'hoods, sometimes you can go back into MLS to when the home was new and the floorplan is there! Sometimes the builder's website has it.
If you want it badly enough, call the appraiser that measured your home when you purchased it. He may have the program and will do that for you.
Or...call any appraiser...most charge between $50 and $75 for it.

If I was working with a buyer's agent and found out that he/she was showing me houses based on the commission they expected to get rather than the suitability of the house for me, I would fire their ass in a heartbeat.

But nowadays many realtors take the easy way (and to tell you the truth, smarter way) by just sending you emails with listings day in and day out. When one catches your eye, you send them an email and set up an appt to go look at it.
