i have a friend who bought an end unit townhome (the one story unit) in 1999 & at that time, bent creek was a fantastic neighborhood. now it is still a decent neighborhood but it is showing wear & tear. i rented the townhome from my friend for 2 years while she was working abroad in europe. once she returned from europe & got married, she sold the townhouse (about 2 years ago). since that time, i've been in the area to visit friends we have who live over there.
my take on bent creek, based on my living there & based on friends living there now:
- crime was not a major concern when i lived there in 2004-2006. i suspect the crime that may be referenced is more on the longstreet portion of the neighborhood which borders bent creek.
- the HOA dues of $140/mo are sort of steep but do include a pool. considering that i moved to a condo that had similar fees without a pool, i guess you could consider it worthwhile. then again, remember that most every townhome & condo neighborhood will require HOA which is something to consider on top of a mortgage payment.
- if i were to ever buy in that neighborhood, i would only buy an end unit. the two-story townhomes there are somewhat dark & dreary to me. they are older but some really like the layout of them. i found the end unit that i lived in to be great for one person & tolerable with two (if you had a roommate). there was lots of light from all the windows & it felt larger than the ~1100 square feet that it contained. i regularly got compliments on the place whenever guests came to visit.
I think I've pretty much talked myself out of Bent Creek after speaking with a friend who lived there for 9 years. Yes, she did say the bad area was Longstreet. She felt safe, but she is also married and has a large dog to walk around with. I know robberies are everywhere, but being a single female, I just don't think it would be smart to purposely move to an area that's know to not be the best.
I looked at townhouses in other areas that had pools and tennis courts and they had HOA's around $100-$120 and the neighborhood was in better shape.
