I looked at a model townhouse today in Raleigh built by PCS. I've been Googling all night and haven't been able to find much on their reputation as a builder. Anyone have any thoughts on them?
Another question...Do we make an offer or is the price not negotiable on these homes?
What should we look out for when buying from a builder?

I never owned one, but they built townhomes behind my first house. I walked their models one day when I was searching for Parade Of Homes guides. The place had a number of obvious flaws. I always thought the townhomes seemed poorly constructed on the exterior so it was no surprise what I saw inside.

This is also the builder for the Haddon Hall townhomes on Highway 55, near Beaver Creek. I've been meaning to go check out the models. I'll let you know if I do.

My best advice would be to bring your own real estate agent. It is free for you, at least on paper. Good Luck!

I showed their 3 level homes in Wakefield and wasn't impressed.
The 3rd floor was just a master, which looked pretty impressive but had no a/c up there. When I asked the onsite, she told me that they were "working on it".
I had since been told by another agent in my office that some of their homes are considered townhouses and some are considered condos, so be aware of that.
Also...the ones at Wakefield had some mold issues but I would guess they have corrected that problem by now.
I'd have to agree with sacredgrooves, take a buyer's agent with you. You are first time home buyers and the onsite folks can be sharks! You are the little fish in the pond!!!

There was the same distinction in my old neighborhood. Some were townhomes while the others were classified as condos. I never understood this. Mainly I was just irritated that they decided to build behind my house subsequently lowering my property value.
What's with this builder?? You'd think they'd at least put some effort into their models! I can't decide if this means what they'll build for the consumer is even worse, or if they should get some kind of award for being upfront, letting customers know what kind of quality to expect!

Some Information about the Builder
From what I understand, PCS is a small family run business based out of Maryland. When I was searching for a new home, I found that many of the items they offered as "standard" were considered "upgrades" when I went elsewhere. I also noticed that many of the building materials they used were well above what the Raleigh Building Code actually requires.
There was one neighborhood that I visited, Fieldstone Crossing, that had a really nice layout. It seemed really quiet, and the landscaping was really nice. They also sell single family homes out there, and were real affordable. I hear there is some other neighborhood going in called Old Town that is going to drive up the prices in that part of Raleigh. I'm not sure who is building out there, but it should be good for all of that end of town.
I am still looking, as my lease isn't up until next summer. I will probably go back out there since everything looked great, and the people were very nice. I talked to some of the neighbors there and they were really happy with their homes also.

Don't Buy ANYTHING from PCS Homes
I've worked in the construction industry for many years in the NC - Raleigh area. I have worked closely with this company and have nothing positive to say about the company or the products. Moderator cut: removed My suggestion to anyone considering buying a townhouse/condo/dog house, look someplace else!!!!

My reaction to anything built by PCS homes is to tell the person to run the other way as fast as you can! Although I have no personal experience, I do have a couple of friends who have lived in a PCS townhome and it has been a terrible experience for them. Moderator cut: removed I admit it looks like a great deal because you get a lot of square feet for the money, but I wouldn't even consider purchasing from PCS after watching what my friends are going through with them.
