Well, we may end up renting our house in Oxxford Hunt in Cary (PM is interested) and look to buy another home in Chapel Hill or Carrboro...

Is it realistic to find any decent Single Family Detached Homes in Chapel Hill or Carrboro under $200,000?

Or should we concentrate our search in Durham (Jordan HS or Riverside HS)?

Search the MLS for houses in Chapel Hill and Carrboro. You'll find that there are some houses for sale in that price range. I just did a search on realtor.com and it looks like there are currently 18 houses in Chapel Hill and 1 house in Carrboro in that price range. However, all of the houses are older, most of them are located kinda far out of town, and the average square footage seems to hover around 1000 square feet. You can get something with a better location & nearly twice as large in southern Durham. Plus, you'll have more to pick from.

Edited to add:
Remember that not all houses with Chapel Hill addresses are districted to Chapel Hill schools! Double check this when doing any home search in that area!

1600 square feet, 3 bed 2.5 bath... only 0.08 acres (which seems to be the biggest negative)... PM if you would like more information and I can send you the link to the posting on realtor.com site.

If you want to be in the Chapel Hill School district, they do pop up but you'll have to be patient. In particular, the area always seems to be in the ephesues elementary district has lower prices than most other parts of the school district (I'm not a huge fan of this area, due to the fact that it is boxed in by 15-501 and NC54, and you can get stuck in traffic getting out of it. Many nice, older homes in the area though, and you can quickly find one if you stretch to 230K.

If you just want to be within an 8 min drive of UNC, there's several nice neighborhoods just outside the Chapel Hill School District that have houses in the 1500 sqf range for under 200K

I don't know where you'll be commuting to, but I can reach most of Chapel Hill in 10 mins or less from my home in SW Durham. Yesterday I was driving to western Chapel Hill and reached UNC after about 7 mins.

In Durham you can get waaay more house for your money, a greater selection of houses, a better variety of shopping, and better access the rest of the Triangle

Even if you buy in the parts of Chapel Hill that are in Durham County you'll be paying more than if the house were one street over in the city of Durham.
