The part past Garner is not considered "Southeast Raleigh". I would say roughly SE means East of Wilmington St and South of Oakwood Avenue (though not universally), north of MLK Blvd (I'm kind of guessing here). You can probably go to Google Streetview and look at the actual streets and houses and be able to tell when it is getting sketchy.

An African-American friend once noted to me, "Black universities are always in the ghetto". If that's true, note the locations of St Augustine's and Shaw Universities, especially to the East and South, respectively, though Shaw is right near a lot of the new downtown revitalization.

^^^ I believe even the area around St Aug and off of New Bern ave will be unrecognizable in 10-20 yrs. Just a few blocks towards downtown and it's a world of difference. That difference is getting closer and closer to the "ghetto" all the time. The area is ripe for gentrification. That said, I've considered buying property there, but wouldn't live there. My younger brother lives in the area on account he found a nice 3 bedroom house to rent for 650/month and he's single and fearless.

Yep, I believe this is an area to watch. As newcomers move here and bravely decide to reside there, we'll see it gentrify more. It's already started, I've seen a subtle difference just this year. I also wanted to invest there but as a single female I wouldn't want to to live there at this time due to the drug dealing and stuff that goes on. I worked with someone who lived there....she and her bf had stories to share with us just about everyday about prostitutes hanging out, drug dealers, etc..

BTW - I wouldn't be surprised if Shaw closed at some point. They've been hanging by a thread for years. This make that area ripe for hi-rise living and of course make the surrounding streets more valuable. There are developers waiting for such opportunities in downtown Raleigh - watch S Person, Moore Square..in 5 yrs it won't look the same as long the economy recovers.

As for Shaw, it is an administrative mess, has been for years. They are their own worst enemy - clueless and self-serving. I think they should merge with St Aug's. At some point they will have to face the music. It is woefully underfunded and mismanaged.

The neighborhoods just east and south of downtown boast incredible views of downtown. Imagine getting up in the morning and walking a few blocks to work. It reminds me of a by-gone idealic (sp?) vision of what American towns should be.

I think I know what area the OP is talking about as I was just hunting for property myself. They're talking about the area between Poole Road and Rock Quarry Road roughly.

I made the mistake of looking at a few houses over there. Don't waste your time. The neighborhoods are trashed and there is zero resale value in that area. That's why the housing is so cheap for the age and sqft. The crime maps will probably tell you all you need to know.

Completely agree with the above comment. There is no resale value in that location whatsoever.

Sad but very true. Even before the economy went down, there are some n'hoods around Rock Quarry Road and Poole Road that NEVER went up in value. Some of those n'hoods looked so promising when they were new. People not taking care of their yards and their homes really bring the values down. The HOAs are just not doing their job because if they were, cars parked on the grass would not be allowed. I think it is sad and I feel bad for those folks that purchased in those n'hoods.
