Am looking at a leased property, in North Raleigh, that would involve building out a 1,200sf space. This will be first time I've started from scratch with a lease. The space is new and in fact is referred to as "a cold dark shell" in paperwork.

Am wondering if anyone has recently built out a commercial space and could give me a good estimate for $ per sf.

We have priced out all furnishing like cabinets, countertops, bathroom facilities -- so it would be labor only to install that part in the build-out. Haven't a clue on HVAC system cost.....

Any advise, suggestions or comments would be most helpful. Trying to get a good figure to take to the bank next week.
