How would I find a good realtor in the Raleigh area for selling equestrian properties? Is there a source to find out who the real estate agents are who have sold the most horse properties in the last few years? My internet searches have not been as fruitful as I would have hoped and I am thinking of putting my horse property in SW Wake county up for sale. (Since advertising is not allowed, please contact me directly if your reply might look like you are advertising.) Thanks!

One very helpful person replied via a direct message, and I thnk her for that. So now I am also going to ask this group if they know of any realtors who have sold a horse property in wake county in the last few years. At least then I could start with a list of folks who have succeeded. I know one thing I am going to run into is that a big property that is not an "estate" is going to be hard to find comparable sales data for, and to determine a fair market value.

the #1 Realtor who marketed herself for equestrian properties has retired from brokerage and quasi moved away.

Sorry, missed seeing this earlier. The sort answer is yes, but best current use is as it is.

Land values have gone nutty again, and the actual best use may be in flux. Developers and tract builders are scouring the countryside and bidding prices per acre are sharply up.
Setting a market value to get a maximum sales price should consider the current use and possible development value.

Of course, it would be great to see a horse owner buy it and maintain it as such, and one way to encourage such would be to market it strictly as it is currently used.
