I am not a realtor. I still do not understand how they formulate these things.
All I know is the piece you reference is from
"Second quarter numbers are in from the National Association of Realtors - 149 markets tracked"
Of course the article reinforces what realtors say, it is from figures by the National Association of Realtors.
The market my home is in is also showing growth for that period and yet it was slow as molasses. My friend in Newport News is a realtor and her market was scary slow too yet Newport News shows good numbers.
I think that the market in Q2 was ok and now is a different market. This is Q4. Lets wait to see the figures for this quarter. They have predicted a good autumn market and I am hoping they are correct.

Where do you find data on the real date a home was listed? Seems like a lot of homes that have been on the market for some time have their date listed changed for either lowering the price or just updating something on the listing. This is very misleading, it looks like new homes are hitting the market when they actually have been sitting for sometime.

My agent had/has me on the actual MLS listing. Even though I have sold I still get it for my zip and price range. It lists two dates. Days on Market and Days listed. If a house is on the market for 200 days and is taken off and relisted for 15 days it will show.
Days on Market-215
Days on listing 15

At least up here the buyers agent will know the real deal. Realtors.Com may be fooled but not your agent. Yes the off and on does happen. I know of one house that has gone from 599K t0 491K and went on the market November of 06. The realtor is now submitting the listing every two weeks so it comes through on the up date list and will be noticed by agents.
