Hello,
We're new Apex residents to an inner town home unit (attached units on both sides of us.) I've read how many people around here pay for a pest control service. We're from MN, where the only pest we had to deal with was an occasional mouse (that met the cheesy iron bars of death....easily.) The two house pests that I don't want to have to deal with are poisonous spiders and termites. Our unit is only 2 years old, so I'm not too worried about it, but my wife wanted me to check into it. Would you guys recommend paying for a pest service (even if our attached neighbors aren't? If not, do you think occasionally spraying around the garage and outside wall of the house with some department store product will do the trick well enough? [Any spray suggestions...] The closest "woods" is about 200 feet away. TIA

I have a bi-monthly service for my house at the request of the misses, when they come I can say they are pretty thorough, for a inside town home I would start with getting a barrier type spray and go from there, my service does not treat any inside area's so I would just do the outside.

Are you certain your HOA doesn't provide routine services? We also live in a townhome community and receive regularly scheduled visits. Our units have "baiting tubes" in both the front and back which the pest control company uses.

This is a good point

There is a difference between pest control and termite control.

If you purchased the townhome and the HOA doesn't take care of termites, I hope you got a termite inspection. If so, you could ask that company what they charge.

We used to pay for pest (bug) control years ago. It was a yearly contract. It wasn't worth much! Hubby now buys some type of pet/child safe stuff at Home Depot, spreads it around permiter of house and it works fine. We have a termite warranty in place and have the home checked yearly.

Before April, our HOA did cover termite pest control. Now they reduced the HOA by taking out this coverage and a couple other things. Thus another reason why I'm checking into this.

My yearly pest control covers a yearly termite inspection, treatment if found is extra, I was always told only treat if you need to, not really sure if this statement is true, my brother has the raw wood in traps around his house for years and never seen any activity so not sure if it's worth the extra money.

Contact the firm who was handling termite control and see if they will transfer termite coverage to your unit into your name, even if for a nominal fee.
If you want a repair bond from another firm, they will not offer it unless they treat the structure again.

Wow, it really seems like the board is doing a disservice to the owners by cutting out the termite contract. With attached units it is much more important that all of them are checked regularly. It also should be much cheaper to have a deal where all of them are covered than to have each individual buy separately.

Not sure how well the termite company checks each individual unit. I've had clients pay $65 to get a termite inspection on townhomes that are covered under the HOA and actually found termites. Yes, the HOA paid for treatment.

In a community with hundereds of townhomes, does the termite company go into each and every townhome? They should. But I doubt it.
