We are debating btw 2 houses. One is in Brecken Ridge, one is in Weldon Ridge (arbor at weldon ridge). Can anyone tell us which area in general has a better appreciaton? And, anyone has expereince with a 5 year old house built by Orleans home? Thank you very much!!!!

I know that the homes in Weldon Ridge have been flying off the shelves. I'm not familiar with Brecken Ridge.

Are you talking about Breckenridge in Morrisville built by Pulte? If so, nice neighborhood as well as Weldon Ridge. They both have ammenities. Breckenridge is closer to to RPT, 540 and RDU. Walk to shopping. Breckenridge is in the flight path and some parts of the neighborhood back to 540.

Weldon Ridge is new. The Arbor is the least expensive of the three collections. Appreciation stats are not available yet. The West Cary area there is developing very rapidly and becoming established fast. There are some pricey neighborhoods being built in that area. You are very close to Cary Park and the walking trails and the American Tobacco Trail.

IMO I think the West Cary area will appreciate more.

thank you all! We are considering singing a contract. Any other suggestions before we put out name down? I heard that part of the weldon ridge will be in Chatham county. If our lot is in wake county, will it be rezoned to chatham in furture? I am just worrying about school....
By the way, how convinience it would be? I was told that they are building new shopping centers near by. Is there any shopping mall coming soon or in the plan?

I found Weldon Ridge Arbor to be a bit high in price for an Orleans home - vinyl siding, laminate countertops, slab foundation etc.. Also, be sure to familiarize yourself with where I-540 will run in relation to your house.

540 will run near Cameron pond and cary park. Not near Arbor of Weldon Ridge.

Clearly shows it going from 55 through Carpenter fire station road. Weldon Ridge is West of the projected I-540 and is behind Cary Park. I will be atleast 1-2 miles from the highway. Cameron Pond people may hear traffic all day long.

Agreed, but the price point is a real sweet spot right now. They can't put them up fast enough. KB is finished w/single family down the street @ Amberly, and in the low to mid 300s the only other thing you can buy out there is a nice McNeill Burbank resale in Cary Park on a tiny (TINY) lot. They are definitely not nearly as well put together as Orleans' offerings were just a few years ago in Cary Park.

The Arbor Parade Home is really nice on the inside but it should be @ $490K (!!!) and it's still slab/vinyl. I looked at the standard features list and it's pretty meager IMO.

My wife and I considered a home in Amberly. The house was 2500 Sq feet and after some of the normal options Orleans gives you we came up to 308K.

We looked at a house in Arbor and its 3100 sq Feet and its selling for 340 with options we want.

Much more house and land for money. The lots in Arbor are bigger or around the size of the larger homes in Greystone Gables community Prices range from $391,990 to $438,990. 2950 square feet to over 3700. These are not even a mile away. Lot sizes .191 to .23

SO I guess you need to compare the home, its quality, land size and neighborhood to make a fair judgment.

Yes I do agree the homes are a bit overpriced compared to other areas like hollysprings but its fairly cheap for that area.

I agree with you 100% that the Arbor is a better value and a better home than KB @ Amberly-my point was that there is a huge difference in the Arbor homes as compared to what Orleans was doing in Cary Park just a couple of years ago.


The Arbor homes are built on Slabs, while Cary Park homes are crawlspace.
The Arbor homes are Vinyl, while CP used Hardiplank.
The Arbor homes have pull down attics, while in CP they were walkups.

If I tried to put up my Orleans plan today it would cost me nearly $200,000 more than I paid to duplicate my 4 year old home. I guess that's good news for me, but I'm still surprised by it.
