Does anyone know how some homes in the Wake County Real Estate site get to not list their Sale price? Seems like most are on as part of the public record. How does one avoid listing their Sell Price on the this public site? It is a great site to use to see what home values are by street and what their taxes are. You can search by specific address in case you see one for sale. If your looking at a specific home in Wake County this site will tell you all about it from a property standpoint with pictures and history of past sales. It allows one to see how a specific home has appreciated over time. It also allows you to see what homes have been selling for in a particular subdivision. I wish I had known about it before we bought our home. Only sad part is not every home has its sell price listed.

It doesn't tell you the true value of the property; it tells you the assessed tax value. In most cases, the assessed tax value is less than the true market value.

Sometimes there may be a situation where someone buys a lot and then pays the builder to put the house up-in that case the final price deosn't show up. There are a few homes in my neighborhood like that.
You can also take the number in the column marked "revenue stamps" and multiply it by 500 to get the last sale price.

JohnE you are correct. It is not a listing site. One would have to go to their agent or look at an on line real estate listing for the asking price. This site will allow prospective buyers some insight into the home they are buying and what taxes have done over time for an existing home. It also will show how many times the home changed hands and potentially who the builder was. IMHO lots of good stuff when researching a home to buy.

That is not exactly true. If you click on Sales, it will tell you what the house sold for, as well as other houses on the street. If you click on Deeds, it will give you the sale history, with the revenue stamp value that Funky Chicken speaks to.

Yes, there are some situations where there is no sale price. I have usually found it to be older homes, where they were original owners in an old neighborhood....possibly before the homes were built? In our neighborhood (old, ITB neighborhood) the houses without prices are the oldest homes.

Also keep in mind that the sales prices will not break out concessions or other cash back to the buyer, so it may not give a 100% accurate view of the "real" price if the seller is paying closing costs or something like that. Still, it's a very useful site to start with.

You also won't see a sales price when a person finances the building of the house themselves, and then the person pays the builder to do the work (as opposed to the builder financing the building of the home and the person buying the finished home from the builder). In that case, all you will see is the cost of the lot that was bought.
