Just moved to the Triangle area and am renting for the next year. Have been looking around at homes and we found a development in the Apex/Holly Springs area and like one of their models. However, the price is more than we would like to pay.

Has anyone who has purchased a home (with or without realtor representation) been able to negotiate on the sales price in one of the Wieland developments?

We still need to look around in the area for other communities but I don't want to rule this one out in case we could negotiate closer to our 'comfortable' price.

I find it hard to believe that a buyer wouldn't be able to negotiate the price of any home currently on the market.

Heck, the price for anything for sale is negotiable. I proved that to the wife one day by speaking to the manager at a gas station and offered $2 for 2 20oz. drinks since I felt like the 2/$2.50 deal wasn't that good of a deal. The manager agreed and sold them to me for $2.

Almost anything. Did you try negotiating on their gas price?

Not intentionally. Just happened to look at these homes as Wieland comes well regarded. Do you have recommendations on custom builders in the area?

My experience is that builders don't tend to like to reduce their prices much - since every deal affects every other house they have in inventory or will be building. Instead they negotiate via upgrades and add-ons within the stated price.

^^^^ This. The builders also have a huge concern about keeping prices high enough to get adequate appraisals. Hince, the 'free: incentives and upgrades, but not a reduction in sales price.

I have a buyer that just purchased a John Weiland home. I don't consider John Weiland a tract builder.
