I have been talking about the old Devereux Meadow's site for years with my friends. It and the adjacent West St. above it are simply a jewel of a location that couldn't be more under-utilized if it tried.
When the folks in the Cameron Village neighborhood killed the "Coker Towers" project several years ago, I immediately thought that the city should have worked with Coker to develop the old ballfield land (current dump truck parking) instead. Imagine a mixed use project on both the North and South sides of Peace that fills the gap between Capital Blvd and the Glenwood South District. Now, that would be exciting to see! Along with additional housing, this area could support a variety of resources that are currently unavailable downtown. I would love to see a lucky strike bowling alley (not your typical bowling experience) see: LUCKY STRIKE LANES
I also imagine that chains like UrbanOutfitters, Crate&Barrel, DWR, etc. would do really well in an urban mixed use project in that location.
Further up on Capital between Wade Ave. and Wake Forest Rd., I'd love to see high density housing that would be just one light rail stop North of this new mixed use center at Peace St. I think it could be a huge success. One can dream.... :-)

BTW, the views of downtown from that ridge on West St. above the garbage trucks is really something special. It's a shame that so few ever get to see it.

On a related note, last Sunday I saw a map in the N & O that shows the projected growth patterns for Raleigh through to 2030. It has the city divided into 10 planning districts. From most to least % population growth we have: Umstead, Southeast, Northeast, Central, University, North, Northwest, East, Southwest and North Hills. If you click on each district you can see even more data.
