We need to arrange for our one year inspection. Has anyone recently had a professional home inspection done? Any recommendations from the board? I'm looking for a reliable, thorough inspector that will not charge a fortune for the service. Probably need the inspection in late November (our one year anniversary is in late December).
I sold a house to my clients about 10 months ago. It was a Lennar community. We closed pretty quickly and didn't have time to do a Home Inspection. Now that its been 10 months, they called my inspector to come in and do the inspection. He charged them the regular price, about $350 for over 3,000 sq. feet. He found very few things, minor, in nature. It gave them peace of mind in having it done. I think most inspectors will inspect any time, whether its before you buy or anytime during the time you own.
Is it typical in NC to have annual home inspections? I've never heard of that before.
The "One Year" inspection is meant to find items in a new construction home near the end of the first year of ownership, to have the builder repair them while still under the builder's warranty.
It is not done annually, just at the first anniversary of ownership.
