I've been stalking this forum for a while, but haven't been able to piece together exactly what I'm looking for, so here goes...

We presently live in a Centex home in NW Raleigh, but would like more space and would like something approaching our "dream" home. We love our location, but our ceiling price for a new home is $350,000. We would prefer to build, so we are fine with looking at Cary, Apex, HS. Our main concerns (after price) are great schools, office space for my husband, and build quality. Amenities (pool, playground) or close proximity to them would also be a huge plus. While we (thankfully) have had no major problems with the house since we've been here, we're kind of over living in a house that feels flimsy.
So, that being said, We obviously cannot afford a custom-built home. Therefore, what tract builders in the area have the best reputation for build quality? I don't care that much about super-duper finish work, I just want a solidly-built house with good attention to detail and customer service. We recently toured the David Weekley model in 12 Oaks and liked it, but where does David Weekley rate compared to others?

Lot size isn't a big deal for us, either--we live on .16 acre now, and it's fine. Heck, we would jump at the chance to live in Highcroft if we could afford it, so we obviously don't mind being close to our neighbors!

No direct buying experience, but I spent a fair amount of time in two Meritage homes. I really like the closed crawl space, spray foam insulation and construction. They build in your budget, lots of "options", but pretty good value nevertheless.

The end result will largely be determined by the supervisor for the build as opposed to the company name. They can all build good or bad houses.

True true.

I do think some tract builders plan more attractive communities in general. Largely due to layout and design.

I enjoy M/I neighborhoods. And Standard Pacific. I also like David Weekely.

Thanks for the responses, and yes, the Weekley model was pretty crazy. I was pretty impressed with the other finished home that's currently for sale, although the yard was a little non-existent. Wouldn't usually bother me, but it's also on the edge of a pretty steep drop. Also, it has a single-unit, dual-zone a/c unit, not sure how I feel about it for a 3-floor house. I really appreciate the input!!

I would vote negative on the one system for three floors, unless the each floor is zoned with its own thermostat. Even then, 2 units for 3 floors with one zoned between two floors would be quite a bit better.

I would go with Drees Home has a tract builder in those areas. Great floorplans and greater variety of elevations to choose from. Quality is much better than say ForeverHome, DR Horton and other tract builder.

John Wieland is the best tract builder in those areas, although I think some don't consider them to be tract because of the higher price, higher quality materials and probably more customization to floor plans?

I can tell you that working with DR Horton in Chapel Hill has been a nightmare. They don't stand behind anything and their communication is the worst. I wish that I had taken the warnings that everyone had told me about them. Love the neighborhood, but the last year dealing with them from buying, building and living here has been awful!
