As rnc2mblf stated above, with a condo since you only own the space inside your unit, there is a blanket homeowner's insurance policy that must be paid for by the owners. The reasoning is that with a townhouse, you own the actually home and the land that is designated to be yours. With a condo, you own no land and just the space inside your unit.
I wasn't referring to downtown as thats more of an "urban" type of living.
Most of North Raleigh and Cary and the surrounding areas are more of a suburban living and those folks would rather pay less HOA and maintain their own yards, etc.

I'd think HOAs have more collective bargaining power than a lone homeowner as far as landscaping contracts go. I used to think that townhouses/condos HOA fees were really expensive, but now that I live in a SFH, I'm finding that I'm way more to my landscaper than the total HOA fees for a townhome or condo and don't have any amenities either.
