We need to move, the sooner the better.

Is it a kiss of death for us to list our 3br house in Northclift now (October/November)?

Or is it better to wait it out until March?

I think the location, price point, and condition have much more of an impact on your ability to sell than the time of the year. If your house is desirable and priced correctly it should move no matter what month you list. I don't see any significant benefit in waiting until March unless you need that time to get it ready to show.

While the market is typically a better in the Spring seems to me nobody can predict what it will be like next year. Things seem to be going pretty good in the market now. Perhaps a few of the realtors will chime in.

If you are ready to sell it, list it. While there are fewer sales in the winter, we still get homes sold.

We still have a bit of a shortage of good inventory on the market, so if the property is good, it will stand out.
And Northclift is a great location.

I see no reason to wait until March. All that will do is positively guarantee you it will not close until at least spring, 2014.

I saw several young couples looking at a home on Northcliff Dr. this week as I drove by going to Optimist Pool. People are looking It won't a hurt a thing to throw your house into the mix.

To put a little finer point on it...

Historically, stats and graphs show that inventory is at its lowest in December.
So are showings.
So are sales.

Sales and inventory will ramp up after the first of the year.

But, December sales do not necessarily trade at lower percentages of list price.
And Days On Market is not predictably much longer.
If a home goes on the market today, and closes in 75 days from listing, or a home goes on the market in March, 2014, and closes in 60 days from listing, which one sold first?
Obviously, the one that was listed today.

The reward for waiting is to not have the Holidays disrupted. That is a personal choice, and not a market dynamic.

List it NOW. Inventory is low. Yes, more buyers are looking to buy in spring BUT there are also more homes available for sale, in spring. List it NOW. There are plenty of buyers, looking NOW.

The other factor is your competition. What else in your neighborhood/price range/area is on the market now? How does your house compare to the competition? Anything you can do to set it apart? If your neighborhood is 100 houses and there are none on the market, you would have a better chance for selling it at top dollar than if there are 5 current listings in your neighborhood.
