I am wondering if, once people start to downsize who have means and do not have as many kids (so maybe aren't thinking they'll need so much space for visiting kids/grandkids, but would like a nicer home), we might see more nice, smaller custom homes in lower price brackets.

The problem is that the smaller homes are usually a ranch or a 1.5 story home. These typically cost more as they have a larger footprint and more roof.
And...those of us that WANT to downsize still want all the upgrades...tile instead of vinyl, etc.
So, what happens is that instead of now paying $130 per sq. ft., we end up with $175 per sq. ft.
Builders try to make it seem more appealing by adding in extra bedrooms, etc. and instead of downsizing, you end up with a home that is larger AND more expensive than you want!
I use as my example...Stonehenge Park in North Raleigh (sold like hotcakes in the $450s to $500,000 range) and had buyers that didn't get in early enough and all the lots were sold!
Are garage door openers really something that people pay extra to get as a line item? I mean, I think maybe that sounds familiar from some point in my past, but it's kind of interesting that something that people pretty much HAVE to have in a house that has a garage would be something that you'd even need to itemize and it wouldn't be included, you know, with actually having doors on the garage.
You don't go to buy a car and pay extra or not for a key fob to open the doors remotely or anything.
I use the garage door opener in my car to open the door, but when we have visitors we need to lend them one of the openers that we got when we bought the house.
I think you're confusing the opener and the controller/remote.

It's an easy DIY project. Some might look to save a couple hundred bucks by not having the builder install it.
Before I got into Real Estate, I had no idea that you'd have a garage door without an opener! I wondered how you'd get in and out! Had no idea you actually had to get out of the car and open the garage door with your hands! I was somewhat sheltered, living in a very small town!!!
Many of the builders do not include the garage opener. It is an option (upgrade).
Usually, these options are double in price.
For example, you may go to Home Depot and buy the garage door opener for $200 and pay $100 to have it installed.
Builder will charge $600 for opener and installation.
For some, it is worth double the price for the convenience. For some, that $600 can be put into their mortgage loan and no money out of pocket.
I'd say about 3/4 of my buyers pay the builder to do it, especially if we can get some free options.
