Thanks!

Great location in central Cary.
Easy access to all daily needs.
Homes from the 1960's and 1970's.
No HOA.
Some homes have been loved for years, and some have been neglected, because that price point over the years has made them appropriate for cash-flow rentals.
Wooded lots, quarter acre+.
Mind the flood plain through a narrow portion of the middle of the subdivision.

I work for the flood program and I can't emphasis this enough. If you're looking to buy any property right now, this has to be one of the major things that you look at.

Otherwise, you're flood insurance could potentially cost you more than any other insurance that you have to obtain

It is easy to determine proximity to flood plain, and you should know before you get into the process of buying or renting.

Many homes that are NOT in the flood plain are in areas that drain slowly or hold dampness for extended periods. They can be unpleasant even if not flooded.

I live here, and in the flood plain

Even with that drawback, we really love it. At least where I am, the Town of Cary has done some great improvements to drainage in the area. It's a quiet area and so convenient to many things.
