Need more details but can tell you I rarely see one come in for less than 20k. Typically much more. Also keep in mind that there are different qualities of wood shingles and they all should be periodically treated with a fire retardant (an ongoing maintenance cost). Personally I wouldn't have them unless they were specifically required by an HOA.
Thanks for the information so far. I am under contract and the inspection mentioned lots of repairs required, possibly a new roof. It is 25 years old and cedar is required by HOA.
I'm getting a couple quotes for repair and replace so wanted to have an idea.
I had a buyer that purchased a home with a cedar shake roof. We had it inspected and it needed some maintenance.
My buyer was told to replace the roof (approx. 3,000 sq. ft. 1.5 story home) was approx. $35,000. However, the roof did not need to be replaced and the person we had look at it is very experienced in these roofs.
Hopefully, the person you are getting information from is experienced in repairing and replacing these roofs.
Luckily for my buyer, we checked and when roof needs replacement, the HOA is fine with a shingle roof!
There is a neighborhood off Cary Parkway with cedar roofs, and the roofs are 10% of the cost of the houses. OUch.
