Folks I am looking for a Real Estate Attorney in Holly Springs who can prepare a contract and conduct the closing of a of a "private sale" of a property I am selling in Holly Springs. Private sale, meaning no realtor has been involved in this particular sale (nothing against realtors). I prefer he/she were local and have reasonable rates of course. But the two most important factors I am looking for are 1. Responsiveness and 2. A very thorough and detailed individual. Any recommendations would be most appreciated. Thanks in advance for all the great suggestions I know I will receive here!

the Buyer typically chooses the attorney. And the attorney can only represent one of you in the process you're using. So, you really need 2 attorneys, unless you're going to represent yourself

That's not entirely true ^ We just went through this process in January. We both used the same attorney, although the buyer selected them. For the small part on our end (as the seller) it was fine. We used David Bryan in HS, and the process was a piece of cake!

Did the attorney actually draft the contract and also handle settlement and closing?

Yes, they drafted it, then I had another attorney review it. But Mr. Bryan did the settlement and closing on both ends.

I'm not trying to make some random claim that folks always need a Realtor. But you've said that you engaged a 2nd attorney to either draft or review the contract.

It is correct that the Seller, if it's the relatively simple review of the contract, is OK afterwards using the Buyer's attorney. Once you're under contract, document-wise the Seller requires no additional legal counsel.
