The sketch plan submitted in January (15−SP−001) called for a "9,600 square foot restaurant", which implied a single business to me, but subdividing the building seems like a reasonable possibility.
Trying to think of a good analogous development relatively nearby...there's the building at NW Maynard at Chapel Hill that has a Starbucks with a drive-thru with a Jimmy Johns and a Hungry Howie's, but even that's only about 6000 square feet total.
Maybe convert those spaces into small business/restaurant incubators instead of trying to attract another big box store or chain restaurant?
The private sector owners of the space will lease it to the tenants who pay the most rent, and have the strongest financials and credit history. If that's a start up, then great, but if not...
I would bet on a multi-tenant space. The typical stand-alone restaurant is between 3,000 to 5,000 sq ft. on average, making it too big for the typical restaurant. Stand-alone pharmacies are typically around 15,000 sq ft, making it too small for the average pharmacy. Banks also have drive thrus, but they take about the same square footage as a stand-alone restaurant.
Smithfield's Chicken 'n BBQ would be a good fit for that corner.
And, out back where the empty Sears is, recruit a tenant like Great Wolf Lodge (indoor year-round water park+hotel!).
Meanwhile, in the Mall today, all the holiday kiosks are set-up.
Right outside entrance to D&B inside the mall is a second in-your-face lotion peddler, with the brass balls on their kiosk.
One vendor by food court has the two-wheeled hover boards. Another is flying a drone/helicopter over shoppers.
