The recent thread about having property surveyed before purchase has reminded me:
Has anyone a recommendation for a surveyor? Especially someone who works well with a real estate lawyer because a legal opinion will probably be necessary before setting pins etc.
We are considering a foreclosed property which has not been surveyed since 1938(!!) and, due to the greedy rush of the property's most recent mortgage lender, the most recent deed of trust has recorded the lines improperly. My own title search has revealed the true lines from the warranty deed, but gosh, establishing them will be a fun, fun job. This is NOT a standard quarter-acre-in-a-subdivision survey!
Horror stories and warnings welcome about similar situations you may have faced.
