My husband and I are considering a move to the Raleigh area and have heard good things about Cary. When I look at Cary, it doesn't seem like my budget get us the type of home we are looking for so I would like to know other area's in and around RTP that we could get more bang for our buck.
We are a married couple in mid 30's with two children under the age of 4. We are looking for a home less than 10 years old with 3,000+ sq feet in a development.
A nice home... I am sorry but Cary just doesn't have nice looking homes. for 450,000 you could find a beautiful home with plenty of Square footage and land in a wonderful development if you were to branch out to Apex, Holly springs area.

That's really not true. There are some custom resales out in West Cary for under 450k. They're all nice homes.

Looking for 4-5 bedrooms with 3+ bath. Side entry garage would be ideal with first floor office and perhaps a bonus room for the kids upstairs or a finished basement. New modern kitchen with granite, hard wood floors, tile in some parts of home, trim work/moldings, formals,two story large family room, mudroom,patio, fenced in yard and pool would be great. I am leaving behind a very beautiful home so I want something better than what I have here if I am going to uproot my family to make a move so far away from family.
I see many homes with HOA's listed that range from $125-$500.. Is that an annual fee or monthly??
Why not look at Heritage Wake Forest? There are tons of houses that fit that bill - it is a lovely community (award winning) and very family oriented. There is a pool, tennis, golf if you choose to join (and pay) and walking trails, a pond and playgrounds. There are also lots of different types of living choices (apts, townhouses, single family smaller, single family large, w/outdoor maintenance and without). We moved in to the new section of Heritage on Rogers Road in the town of Rolesville and we love it there. Good luck on your search!
I have read about wake forest, but I hear it's an hour commute to RTP. Not sure my husband would want to go that far considering a main factor to move is to lessen the 2 hour commute each way he has today :/

Do you have all of those things in your current house? If so, what is it worth? Certainly not less than
$450K in most areas of the country.
You are not describing a 3000 square foot home. You are describing a 4500 square foot home. A 3000 square foot home with that many rooms would look like a big group of closets.
A $450K budget in Cary will buy you a lot of different things. It won't buy you what you are describing. It would not have bought you what you are describing 10 years ago. In the hottest areas of Cary your wishlist hits me at no less than $700,000 for quality new construction unless it is a tract builder junkbox. Head down to Holly Springs and it might be $650,000.
The type of home you are describing might cost $450,000 in a place like Clayton but honestly you are still $100,000 light even if you were willing to be out that far.
The most expensive HOA fees are probably right around $100 per month. Our neighborhood HOA runs $55 per month. We have two pools and a playground as well as very nicely maintained common areas.

Not Necessarily, Our home is around 3500 SQ FT, New construction, full of beautiful finishes and upgrades, .5 acre in a beautiful subdivision in Apex, We paid around 430k for it.

With a side entry garage, dedicated first floor office, mudroom, and a finished basement and pool? Probably not close enough to RTP for the OP's liking.
I am kind of with Funky Chicken on this, unless the OP does indeed want to expand her search to Apex and Holly Springs. In fact, I put the OP's age, size and BR parameters into a popular website and included "pool" (not even basement) and I came up with exactly 9 houses in Cary, all of them west of NC55, which lands the OP in the schooling debacle that another thread is dedicated to. But hey, there are 9 houses....better than nothing!
PS - I'm not sure any of them actually have a pool in the yard - if the listing mentions "community pool" it pops up in the search.
