I looked at today other builder, LENNAR.
Their new townhouse also has the dead (air)space between walls to the neighbor houses.
I thought only Standard Pacific has this dead space structure, but it seems like LENNAR also has it.
Are you agree?
If this is true and same structure(building codes), then LENNAR TH also should be quite, right?
Or, still SP is better than LENNAR?

I believe that some of us told you that the NC building code dictates this "fire wall".

So...maybe ALL the new builders have it?

You should google this or call and ASK.

What you are saying is there was no such 'firewall' building code before?
As you are a broker and realtor, but you don't know??

Perhaps the OP should be asking a more specialized forum such as this: Townhouse Shared Wall Noise

I'm so sorry but you seem to be missing my point.

My point is...the firewall between townhomes is dictated by the building code.

Sometimes the building code does change so you'd have to know the year the townhome was permitted.

A BRAND NEW townhome would use the most recent building code. So, it is possible that some townhomes just do the minimum that the building code dictates and some may go further. So, again, not all builders are the same. But...if you are comparing 2 new townhome builders, they should be using the same building code. Some do more but they can't do less.

Again, you can research the building codes for the firewall OR you can ASK the builder.

The firewall doesn't control noise.

I'm not sure how you misunderstood my previous post but no, I didn't say that there was no building code previously.
