Not looking for a specific recommendation...yet. Please give me what you paid to have the exterior of your house painted. My details: 2 story, Hardi plank, ~ 3400 sq ft. Thanks!

I paid $3,545 for a 2,000 square foot (2-story) home back in May 2007. $220 of that was for some rotted trim replacement. They used 2-coats of Sherwin Williams Super Paint and also painted all trim white. Of course that was 8 years ago, and your house is much bigger than my old house.

under the theory there's no wood replacement needed, nor scraping of old paint in areas, and all areas of the home are readily accessible, I am going to guesstimate $4,500+/- $500 for you. That's based on my house 1 year ago.

$5,000 would be a good rule of thumb. There is always a good amount of scraping/sanding to be done when repainting the exterior. If you are told otherwise, the paint company you are using shouldn't be used. The majority of the time should be used prepping/sanding/caulking the exterior more than the actual painting process.

Make sure you ask if it is hand painted or sprayed. I prefer hand painted.

If I don't change my color, I get one coat for the siding and 2 coats for the trim (trim is white).

The last time I painted my siding (crappy Masonite), it was approx. $5,000 and that included replacing a few pieces of the Masonite.

For a house your size with minimal rot replacement, scraping, caulking, priming of bare areas, and 2 coats of paint I would expect to receive estimates in the $7-10K range.

Keep in mind the paint job I'm estimating is for the person who is NOT selling the home. If you are painting to sell you can get it done for $3500. The job will look decent but with crap paint and only one coat applied it will need to be painted again in 5 years.

^You can expect at least 10 years if 2 coats of quality paint are properly applied.

Based on your math (and I'm not questioning it) I'd rather go for the half-price, every five years or so model and keep the money in my pocket longer. Now if it was five years versus twenty, that's likely worth the extra cash outlay.

Plus hardi board only needs painting about every 10 years anyway. If someone's painting hardi in a way that it only lasts 5 years, even with cheap paint, they are probably huffing paint and its affecting them mentally. Hardi doesn't expand, rot, warp, etc like wood thus is much easier on paint.

There better be A LOT of carpentry work needed on a very big home to quote ten grand for a paint job.
