Recently drove through Creedmoor on my way up to Virginia, nothing has really changed. I'm still keeping my eye on this little town, though. It'll be interesting if the Triangle keeps growing and actually affects Creedmoor someday. Still, the situation north of Falls Lake is definitely on the quiet side as we speak.
It's driven by schools. I wouldn't send my kids to Granville county schools and you can't sell the house unless you can sell the school in most cases. That area looks nice, but it's not wake county schools.

That's very true. It's the same reason why eastern Durham Co is actually a bit rural, while areas of Wake Co right across the border are suburban (Victory Church Rd, Hickory Grove Church Rd, etc).
NCDOT has announced that NC 50 will be widened all the way from I-540 to NC 98, and completion of the East End Connector in Durham is set for January 2020. Neither of those projects will immediately lead to intensive development in Granville County, but they're preliminary steps.
I still believe Chatham County will be the next one to suburbanize.

Yes, we'll see more growth around Pittsboro and eastern Chatham Co before southern Granville. Maybe even more growth around Youngsville over in Franklin Co, too. It doesn't help that Creedmoor is a little isolated, like at least Pittsboro is kind of close to Apex and Chapel Hill while Youngsville is near Wake Forest.
