I have found a handful of complexes in Brier Creek and elsewhere that will go down to a 3 month lease, but yea, they do up-charge you on monthly rent. Edinborough at the Park was at the top of my list and around $1,000/month, but once the lease period was taken down to 3 months, the monthly quote shot up to around $1,450/month. Ridiculous!
I found when I was apartment hunting, the 3 month leases were definitely significantly more than a 6 month or longer. If you move a bit away from Brier Creek, the prices go down a bit.
A tip I forgot to add before:
Be aware of the fine print within the lease on the Notification times. How much time you are committed to continue on the lease, AFTER you give move-out notification. Almost all I looked at, even the month-to-month leases, had a two month MINIMUM notice clause.
That means after you give notice, the lease (your commitment to paying rent), is still on for 60 days PLUS the remainder of the current month.
However, there are ways around that. I think (I'm not a lawyer yada yada so check this) that if the apartments can lease your place, then your commitment ends.
Example: You give notice today, let's say you'd owe (2 months notice * 30days/month) + (31-6) (days left in this month) = 85 days rent. BUT there's a waiting list, and you're out and cleaned by next week, and they have someone to move in, then your commitment ends then.
So if you're a short-timer, also ask them how full they are, if there's a waiting list for the size/type of unit you're taking.
If you are still looking, check out Waterstone Luxury Apartments. We lived there for a year and were very pleased. The complex is not gated, but they have alarm systems and you can pay to have it monitored. The commute to IBM is 15 minutes door to door.
